The Delhi Development Authority (DDA) has identified 14 plots of land located on major metro tracks in Delhi that will be developed under the Transit Oriented Development Policy to build affordable housing as well as mixed-use development projects. According to the authorities, the land plots have been selected for construction in an area that exceeds 3.6 lakh square meters on the Blue, Red, Green, Pink, and Yellow metro tracks.

These aspects have been covered in a recently held meeting chaired by Taranjit Singh Sandhu. In this meeting, officials of the DDA gave an account of the outcome of their initial study regarding the availability of land adjacent to public transportation corridors. It was also stated that a special online portal would be developed for private developers to submit their proposals through the TOD scheme.

One of the identified areas is the triangular-shaped plot of 76,251 sq. meters located near Kailash Deepak Hospital in Karkardooma on Blue Line. The second important plot that has been identified is near the Peeragarhi district center on the Green Line, which measures more than 1.2 lakh sq. meters and has been marked for commercial and district center purposes. In Dwarka, DDA has identified various plots located in sectors 10 and 12, which include a plot measuring 31,100 sq. meters for district center purpose, plot measuring 7,000 sq. meters in sector 10 and plot measuring 26,400 sq. meters in sector 1.

The officials said that the land use of these sites would automatically convert to TOD sites once the development plans are finalized. According to the new regulations regarding the TOD sites, the developers would be required to allocate at least 10 percent of the combined plot area for green spaces. The applications submitted via the building plan website portal would be forwarded to the TOD committee headed by the vice chairman of DDA.

This is following the latest news of the formulation of the TOD Regulations and Charges 2026 by the Union Ministry of Housing and Urban Affairs. As per the new rules, the charge for TOD will be fixed at Rs. 10,000 per sq meter, while the minimum plot size will be reduced to 2,000 sq meters. Further, the FAR will be increased to 400 and it can be increased up to 500 if an extra amount of charges is paid.
