Hot Property Bazaar is not the owner, seller, buyer, landlord, tenant, builder, developer, broker, agent, legal advisor, financial advisor or party to any transaction, except where expressly stated otherwise in writing. Information, photographs, prices, specifications, availability, location, area, amenities, approvals, ownership details, RERA information, possession timelines and other particulars displayed on the Platform may be provided by property owners, builders, developers, agents, brokers or other third-party users.

While Hot Property Bazaar may undertake reasonable measures to improve the quality of listings and may display labels such as “Verified”, such verification should not be interpreted as a guarantee, certification or confirmation of title, ownership, legality, approvals, encumbrances, construction quality, possession, price, availability or suitability of any property. Users must independently verify all such information from the concerned owner, promoter, developer, agent and/or competent government authority before relying upon it.

Hot Property Bazaar does not guarantee the accuracy, completeness, authenticity, reliability, current availability or suitability of any listing or information displayed on the Platform and does not guarantee that any property will remain available at the displayed price or on the stated terms.

Hot Property Bazaar does not control or guarantee negotiations, communications, site visits, bookings, agreements, payments, refunds, possession, registration, financing, loan approval, documentation, title transfer or any other part of a transaction between users or third parties. Users are solely responsible for conducting appropriate legal, financial and physical due diligence and for obtaining independent professional advice wherever required before entering into any transaction or making any payment.

Users should independently verify, as applicable, title and ownership documents, identity of the parties, encumbrances, land-use permissions, sanctioned plans, building approvals, completion/occupancy certificates, RERA registration and disclosures, property tax and utility dues, litigation, possession status, applicable charges and all other relevant documents with the appropriate authorities and concerned parties.

For RERA-covered projects, users should independently check the project's registration, promoter details and disclosures on the relevant State/Union Territory Real Estate Regulatory Authority website. Where applicable, real estate agents and other persons facilitating transactions shall comply with the requirements of applicable laws, including the Real Estate (Regulation and Development) Act, 2016 and applicable State/UT rules and regulations.

Any price, offer, discount, rental amount, return, appreciation claim, payment plan, possession date, investment statement or other commercial representation appearing on the Platform is subject to confirmation from the concerned advertiser, owner, promoter, developer, agent or service provider and applicable law. Hot Property Bazaar does not guarantee any investment return, appreciation, rental yield, profitability, loan approval or financial outcome.

Hot Property Bazaar does not collect, hold or transfer transaction consideration on behalf of buyers or sellers unless expressly stated for a specific service. Users should exercise caution before making advance payments, deposits, token amounts or other payments and should ensure that payments are made only to the appropriate and verified recipient against proper documentation.

Third-party links, advertisements, listings, reviews, photographs, videos, documents and other user-generated content may be displayed on the Platform for informational or promotional purposes. Hot Property Bazaar does not necessarily endorse or adopt such third-party content and may not independently verify every representation made by third parties.

Users shall not upload, publish or submit any content, photograph, document, trademark or other material on the Platform unless they have the necessary rights, permissions and authority to do so and shall not upload content that is false, misleading, unlawful or infringes any third-party rights.

To the maximum extent permitted under applicable law, Hot Property Bazaar shall not be liable for any loss, damage, cost, claim, dispute, fraud, misrepresentation, financial loss, loss of opportunity or other consequence arising from or relating to any third-party listing, information, communication, negotiation or transaction. Nothing in this Disclaimer is intended to exclude or limit any liability that cannot lawfully be excluded or limited under applicable Indian law.

Any action taken by a user based on information available on the Platform is undertaken at the user's own discretion and risk. Users should enter into written agreements and complete appropriate documentation with the relevant parties before concluding any property transaction.

Hot Property Bazaar reserves the right, subject to applicable law, to modify, suspend, remove or restrict any listing, content, account or service where it reasonably believes that the content is inaccurate, misleading, unlawful, fraudulent, infringing or otherwise violates its policies or applicable law.

This Disclaimer should be read together with the Terms & Conditions, Privacy Policy, User Agreement, Content & Listing Policy, Grievance/Complaint Policy and other applicable policies of Hot Property Bazaar.
